General terms and conditions of sale

Article 1 – Duration of stay :

The customer signing the contract for a fixed term may not under any circumstances claim any right to remain in the premises.

Article 2 – conclusion of the contract :

The online reservation becomes effective once the customer has guaranteed it by credit card valid on the date of the beginning of the stay.

The balance must be paid 7 days before the arrival date.

Article 3 – Cancellation by the customer:

Cancellations and modifications must be notified to us by registered letter with acknowledgement of receipt. The date of receipt determines the date of cancellation and will serve as the basis for calculating cancellation fees.

Here’s their diet:

  • + More than 30 days before the arrival date, the deposit paid will be refunded, minus a €50 handling fee.
  • Between 30 and 21 days prior to arrival, the deposit is retained.
  • Between 20 days and 8 days prior to arrival, 50% of the total amount is payable.
  • Between 7 days and the day of arrival or no-show on arrival, 100% of the total amount will be charged.

No refunds will be made for stays that are interrupted or shortened for any reason whatsoever (including strikes, medical repatriation and other cases of force majeure).

We recommend that you take out cancellation insurance. Consult your insurance company or credit card contract.


COVID 19
The refund of the reservation deposit will only be accepted in the event of a travel ban by the state or foreign countries. In all other cases, our cancellation policy will apply.

Article 4 – Arrival :

Arrivals are
from 5:00 p.m. to 8:00 p.m.
on the day of arrival and end no later than
9H00
on the day of departure.

Arrivals and departures must take place at the specified times. If you are unable to arrive before 8:00 pm for any reason, it is essential that you
at least 24 hours in advance,
They will then arrange directly with you to collect the keys to your accommodation on arrival. Failure to hand over the keys after 8.00 p.m. cannot be held against the residence and will not give rise to any compensation.

Article 5 – Regulations :

Our rates are calculated on an all-inclusive basis and are based on a certain number of nights, not days. They include all taxes and correspond to one week’s rental, including charges (water, electricity, gas, air conditioning, WIFI, use of swimming pool, parking access). They do not include: tourist tax and security deposit, payable on site on arrival, as well as any additional services (rental of bed linen, towels, household and beach towels, tokens for the communal laundry). Economic conditions may lead us to modify prices. The contractual price is that fixed at the time of booking, unless the legal rate of VAT changes after booking. In this case, the change will be reflected in the final price.

The balance is payable 7
days before the arrival date.

Tourist tax and security deposit are payable on arrival when the keys are handed over.

The following methods of payment are accepted: credit card, bank or postal cheque, bank or postal transfer, vacation vouchers (up to a maximum of 30% of the price of the stay) or cash.

Article 6 – Tourist tax :

The tourist tax is a local tax that the customer must pay to the owner, who then passes it on to the Treasury.

Article 7 – Use of the premises :

The customer must respect the peaceful nature of the premises and use them in accordance with their intended purpose. He undertakes to return the accommodation in good condition.

A deposit of 500€ must be paid on arrival, by pre-authorized credit card.

The accommodation is provided in a perfect state of repair. You’ll have to use it as a “good father of the family”.

A check of the rented premises is carried out on each departure during the cleaning of the accommodation. Please inform us of any discrepancies within
within 48 hours of your arrival.
After this time, you will be held responsible: the premises will be considered to be in perfect condition. No objects or other items may be moved from one dwelling to another.

Furniture, furnishings or other items (keys and key rings, for example) that are missing, broken or damaged on your departure for reasons other than normal wear and tear will be invoiced after you have been notified and provided with the necessary proof.

The premises must be left clean. Failing this, a fixed sum of €150 will be deducted from the deposit.

The deposit will be cancelled
within a week of your departure,
after deduction of any items replaced and additional cleaning costs incurred during the cleaning of the accommodation, as well as any unpaid ancillary costs (laundry tokens, linen, etc.).

If your deposit is insufficient to cover the damage, you agree to pay the balance.

Article 8 – Animals :

The contract specifies that the customer may not stay in the company of a pet. Should the customer fail to comply with this clause, the owner may refuse to accept the animals. This refusal can in no way be considered as a modification or breach of contract on the owner’s initiative, so that in the event of the customer’s departure, the price corresponding to the cost of the accommodation remains the property of the owner.

Article 9- capacity :

The residence is a private domain reserved for its customers. Any person not listed on the booking contract is considered a visitor. As such, she must present herself at reception and obtain
permission to enter.

Visitors are under the responsibility of the tenants receiving them. They have
have access to the residence’s facilities, in particular the swimming pool.
Visitors may only be received occasionally, and under no circumstances for the entire duration of their stay.

The contract is drawn up for a specific number of people. If the number of guests exceeds this limit, the owner is entitled to refuse additional guests. This refusal can in no way be considered as a modification or breach of contract at the owner’s initiative, so that in the event of the departure of a number of customers greater than those refused, the price corresponding to the cost of the accommodation remains the property of the owner.

Article 10- Termination of the rental contract :

We reserve the right to terminate the rental contract immediately and without compensation in the following cases: if the accommodation is occupied by more people than stated in the contract; if the occupants are the subject of complaints from the neighborhood for disturbance or failure to comply with the residence’s internal regulations; and for any damage to the common areas.

Article 11 – Insurance :

In accordance with current legislation, hoteliers are not liable for the rental of furnished tourist accommodation. Consequently, we cannot be held responsible for the loss, theft or damage of your personal belongings in our residence (accommodation, parking lot, communal areas). We remind you that you are responsible for the security of your accommodation during your stay. We therefore advise you to insure against rental risks (theft, fire, glass breakage, water damage, furniture damage, etc.).

We would like to remind you that we cannot be held responsible for any personal belongings left in your accommodation when you vacate it.

Parents are responsible for supervising their children. The residence declines all responsibility for accidents that may occur to children.

We cannot be held responsible for any inconvenience caused by the city (works undertaken by private individuals or public authorities, water or electricity cuts, strikes, etc.) which may disrupt your stay.

In the event of events beyond our control, force majeure, third-party events or for safety or maintenance reasons, we may be obliged to close a site or facility (laundry, TV, WIFI, etc.). If the change is known at the time of booking, we will be obliged to inform you. We cannot be held responsible for these events and no compensation can be claimed.

Article 12 – Disputes :

It is expressly agreed that any dispute concerning the execution of the present contract will be referred to the Ajaccio court of first instance.
